Some work needs the inside of the house, and some needs only the yard.

• Outside only

  Gutter cleaning, gutter repair, guards and downspout changes are done from the outside.

• Garage access

  Door and opener work needs the garage open and the car out of the way.

• Inside the rooms

  Shelving needs the closets empty.

A downspout decides where roof water lands. When guests walk through it at the front steps, the downspout can be changed on the gutters already there.

• Water at the entry

  The downspout is moved to a corner or fitted with an extension that carries the water past the walk.

• Water on a patio

  A downspout that empties onto a patio or deck can be moved or extended past it.

• Water against the wall

  An extension moves the outlet out from the foundation so the ground beside the wall is not soaked in every rain.

• One spot that overflows

  A long run can take another downspout so it drains two ways.

Pass on what a tenant or guest reported, word for word if you have it, and say whether the door opens by hand.

• Opener hums, door stays put

  An opener that hums or clicks while the door does not move is repaired, or replaced with a new opener.

• Remote or wall button

  Say which control fails and which still works. It is handled as opener work.

• Daylight under the door

  The bottom seal is replaced, and the seals along the sides and top can be replaced too.

• Grinding or rattling

  Worn rollers and hinges are replaced so the door runs quietly again.

• Off its track

  Bent track sections are straightened or replaced, and the door is set back on its rollers.

A newly built house is tested for air leakage under the Florida energy code, whether it will be rented or kept for the family. If you are your own builder, book once the last pipe, wire, vent and duct through the shell is in, and call the office if that date moves.

On test day the house is set up like this:

• Outside openings

  Exterior windows and doors closed but not sealed. Fireplace and stove doors closed.

• Dampers

  Exhaust, intake and flue dampers closed.

• Inside

  Interior doors open where they are installed, heating and cooling off, and supply and return registers fully open.

• Finishes

  Paint, flooring, trim, cabinets and countertops do not change the reading, so they need not be done first.

• Attic and garage

  A vented attic is outside the test; an attic sealed at the roof deck is opened to the house and measured. An unheated, uncooled attached garage is outside the test.
