Door type
Roll-up or sectional: telling them apart
Roll-up door
A curtain of narrow steel slats that coils onto a barrel above the opening when it goes up. Nothing runs back along the ceiling.
Sectional door
Wide panels joined by hinges, with rollers that run in a track. When it opens, the panels turn and lie back along the ceiling or up the wall.
Not sure which you have
Describe how the door moves as it opens, and that is enough to tell which type it is.
Roll-up doors
Roll-up door repairs
Springs inside the barrel balance the curtain, and a guide on each side of the opening keeps it in line.
Curtain out of its guides
A curtain that has jumped a guide is set back in, and slats pushed out of line by an impact are replaced.
Bent guides
A guide bent by a vehicle or a pallet makes the curtain bind and stick. It is straightened or replaced.
Hard to raise, or will not stay up
The barrel springs are the cause. Their tension is reset, and a broken spring is replaced.
Comes down crooked
A curtain that lands lower on one side has slats that have shifted sideways. The slats are set back in line so the curtain meets the floor evenly.
Bottom seal
The rubber seal along the bottom closes the gap at the floor. A torn or flattened seal is replaced.
Screeching or shuddering
A curtain that shudders or screeches on its way up is dragging in a guide or running on bent slats. The guides are cleaned and lined up and the damaged slats replaced.
Sectional doors
Commercial sectional doors
A commercial sectional door works like a garage door on a house, with wider sections and heavier springs.
Springs
A broken spring is replaced with a new one rated for the weight of the door.
Cables and rollers
Frayed cables and worn rollers are replaced so the door rises level and quietly.
Track and hinges
Track knocked out of line and cracked hinges are straightened or replaced.
High track
Where the ceiling is tall, the track can run up the wall before it turns, so the open door sits above lights and racks.
Seals
The rubber along the bottom of the door and the seals on the jambs and header are replaced when they tear or pull away.
Sections hit by a vehicle
A struck section is repaired or replaced. A door with damage across several sections is quoted as a new door.
Doors raised by a motor, a chain or by hand
A hand chain turns a gear on the barrel or the spring shaft, and a chain that slips or jams is part of the door repair. Tell us whether your door runs on a motor, a hand chain or is pushed up by hand. If a motor-driven door hums, stops partway or ignores its controls, describe that too, since opener repair and new openers are part of our garage door work.

When a door is past repair, or a building has an opening with no door, we measure the opening and quote a new commercial door for it.
How hard it will work
Tell us how many times a day the door opens and what passes through it. A door that runs all day needs springs rated for many more cycles than one that opens twice a day.
Motor or manual
Say whether the new door should run on a motor or be raised by hand or chain, and where its controls should be mounted.
